Key changes taking effect from 1 May 2026 include:
- No-fault Evictions Banned: Landlords cannot use Section 21 to evict tenants without a valid reason.
- End of Fixed-Term Contracts: All tenancies will become periodic (rolling on a weekly or monthly basis).
- Rent Increases: Rent can only be increased once per year, and rent bidding wars will be banned.
- Tenant Rights: Stronger rights to request pets and improved standards, including stricter rules against discrimination (e.g., against families or benefit recipients).
- Awaab's Law & Database: Further measures, including a national landlord database and implementation of Awaab's law in the private sector, are expected shortly after the main rollout.
