We always recommend putting your property on the market before you start your property search as it puts you in a more proceedable position. We know this isn't always possible, but in this example our team pulled together to list and sell another nearby property in a week with both achieving top end of their guide price. .

Our Maidstone team had just listed a charming 1860's cottage in the pretty village of Hunton with no onward chain, 3 double bedrooms, 2 reception rooms with log burners and planning permission to extend the kitchen. We had already received an offer at the lower end of the guide price then received an enquiry from a local buyer not yet on the market.

Although we are not open on Sunday's, this was the only mutually convenient day at short notice for our keen buyer, so our accommodating team carried out the viewing on Sunday 12th June. The buyer loved the property and wanted to make an offer but with another offer already received, it was not going to be considered as her own property nearby in Boughton Monchelsea was not yet on the market.

So our team pulled together to make our unproceedable buyer, proceedable in just ONE WEEK with the following timeline of events:
 
Sunday 12th June- Accompanied viewing with our negotiator at the Hunton property outside of office hours

Monday 13th June – Received buyer feedback that she loved the property and wanted to make an offer at the top end of the guide price to exceed the offer we already had on the table. She booked a free valuation at her own property with our experienced local listers and gave us the instruction.

Wednesday 15th June - Our in house professional photographer was able to make arrangements to attend at short notice. Employing a team of in-house photographers gives us both the flexibility and consistency of quality.

Thursday 16th June- Photo editing, marketing and pricing strategy agreed, property particulars prepared and agreed with vendor

Friday 17th June- Ragstone Fields, Boughton Monchelsea property details sent to all actively registered buyers on our database who heard about it first, followed by the major portals OnTheMarket, Zoopla & Rightmove.

Saturday 18th & Sunday 19th June - 5 viewings arranged at Ragstone Fields, Boughton Monchelsea

Monday 20th June- We receive two offers ABOVE the guide price for Ragstone Fields, Boughton Monchelsea and the vendor accepts an offer. Her offer was then accepted on the Hunton property she viewed just a week ago. This would not have been possible without our proactive team of listers, photographers, marketing specialists and negotiators working together so cohesively.
