Case Study: Highfield House, Adisham

"Sandersons sold our house, when others couldn't" - 2 previous agents failed to find a buyer over 18 months, then it was jointly marketed with 3 agents (Sandersons included). Find out how the vendor experienced the difference with Sandersons UK, the only agent out of 5 to successfully sell the property....

"Sandersons sold our house, when others couldn't !
A very professional focussed team always on hand to help and assist from the start to the finish.
All of the team have to be commended.
We would use them again without question to buy or sell a house."

The story

  • 2 previous agents had failed to sell the property over a period of 18 months
  • Sandersons UK were then jointly instructed with 2 other agents - we advise against this approach for many reasons but agreed on this occasion, confident that our involvement could have a positive impact
  • Sandersons UK secured a proceedable buyer intending to move quickly
  • The sale transaction exchanged and completed in a record breaking 4 weeks!

What was the difference?

  • Photography - Our in-house photographer captured engaging images to show this home at its best. Poor marketing by the previous agents could have missed enquiry opportunities.

  • Standing out from the rest- despite the same property being on the market with 2 other agents at the same time, our listing stood out from the rest with eye catching, high quality images and enticing, well constructed written particulars along with a video tour.

  • Proactive negotiators- Following up on enquiries, communicating with all parties, delivering regular feedback on activity, proactive use of our sophisticated buyer database

  • Dedicated progression- The buyer needed to move quickly so our in-house team worked diligently to progress the sale and drive solicitors forward with the transaction as quickly as possible.

"So it's a big well done from us for helping selling "Highfield House”. A special vote of thanks to Heidi for being so helpful and trustworthy and Lynda for progress chasing. You have a great team and its been a pleasure to work with you all."

The current minimum energy standard for private rental homes is an E rating. The proposal seeks to change this to a minimum of band C from 2028 for new tenancies and 2030 for existing tenancies. There are some exemptions and spending caps being consulted on so now is the time to have your say.

Our fall through rates were almost 23% lower than the industry average in 2024, but how do we do it?

Implementation could be as early as Spring 2025 for some elements. The Renters' Rights Bill passed the Third Reading and Report Stage in the House of Commons on 14th January 2025 and the First in the House of Lords' on 15th January. The Second Reading takes place on 4th February 2025.

We've hit the ground running in 2025 with plenty of sales and new listings across all offices. Here's our monthly roundup of some of our favourite properties to come to the market in January.
