Worth Farm is an exceptional Grade II listed, detached farmhouse. The owners decided the time had come to downsize, but overvaluing by their initial agent cost them months of delays...

Enticed by a high valuation, the owners initially instructed a ‘one-man band’ agent. Marketing a property so rich in character can be challenging, and their agent just didn’t showcase the property to its full potential. Gradually, they realised similar properties locally were going under offer, so something had to be wrong. Disappointed and frustrated after three months with no interest, the owners knew they needed a change. 

The owners approached us after seeing our marketing of another property we sold in the area. Changing agent also meant they would benefit from appearing as a new listing on the portals. We valued the property 15% lower than the previous agent, not news any owner wants to hear but this is the unfortunate reality owners are faced with when their property is overvalued.

Our marketing transformed the presentation of the property. Our approach resulted in four offers on the property, allowing us to negotiate the best possible price. 

It’s easy to think it’s all over once an offer is accepted, but this property was in the middle of a long chain. This is where our in-house progression team shines, they successfully kept the sale on track with clear communication throughout the chain.

Internally, our photographs showcased the many character features on display. Externally, we used aerial photography to give a sense of scale to the large plot.

Guide pricing
This allowed the property to be seen by a wider audience, increasing interest levels. It also allowed us greater flexibility to negotiate the highest possible offer.
