Gate House Farm in East Farleigh is a Grade II listed farmhouse filled with beautifully preserved period features. Finding an agent that can properly showcase this property was imperative to achieving the best possible price for the vendors.

Dating back to 1635, Gate House Farm is a property steeped in history, filled with twisting beams, inglenook fireplaces and exposed brickwork throughout. After spending years meticulously renovating and modernising this property the owners decided to sell. Having followed them on social media, the owners chose to market their home with Inigo (companion brand to The Modern House with the most instagram followers in the UK), as they felt they would be best suited to showcasing the unique features of this property. They also believed they would be best positioned to attract buyers from London.

The home was on the market for nearly 6 months, though some viewings did take place, they received no offers in this time.

Looking for a change, the owners approached Sandersons to market their home. We marketed the property at the same price as the previous agent, and after multiple viewings agreed a sale for the full asking price 16 days after launching the property.


What was the difference?

Photography
The previous photographs were taken in spring, a far more photogenic and brighter time of year than winter, so the timing of the shoot to make the most of the light was essential. The other agent is well regarded in the industry for the quality of their photography, but we felt that there was improvements to be made. Our photographer captured detail orientated images similar to the previous agent, but also included wider views to give an idea of the flow and space on offer.

Local knowledge
Our superior local knowledge allowed us to highlight the great things on offer in East Farleigh, from the best restaurants to local state & private schools in the area. On viewings, our skilled negotiators were also able to advise viewers in greater depth about the area, with information about local footpaths for example.

Proactive team
We valued the property when they came to the market initially. Our team kept in touch with the vendors to see how things progressed and were on hand to answer any questions. After we took over marketing the property & launching to the major property portals (Rightmove, OnTheMarket, Zoopla, Prime Location), and our social pages (Facebook, Instagram, Youtube). Our marketing team also featured the property in our monthly newsletter and secured a feature on the OnTheMarket social media accounts with 232k followers. After viewings our skilled negotiators were proactive to receive feedback from viewers. They were also able to negotiate with the buyer to achieve the best price for the property.
