Do you want to know what one of the largest property portals has to say about the current property market?

The latest Zoopla House Price Index report for July 2021 (published 26/08/21) is now available. Please CLICK HERE to view the full report.

Zoopla (incorporating partner sites such as Prime Location) is one of the largest UK property portals alongside Rightmove and OnTheMarket. You can find properties advertised by Sandersons UK on all of these major portals. Many agents don't use all 3 but we feel it is critical to use all of these channels for maximum exposure of the properties we are advertising.

We are finding that even though the stamp duty rate reduction is coming to an end, demand in the areas we operate is incredibly high. As a reminder, the SDLT was nil rate on purchases up to £500,000 until 30 June 2021, then from 1 July 2021 to 30 September 2021 the nil rate band is £250,000. The nil rate band will return to the standard amount of £125,000 on 1 October 2021.

What is happening where you are?
In our opinion, the information published by Zoopla is helpful, however it is based on national average statistics so is not necessarily truly representative of what is happening where you are. If you are keen to know what is happening with the market specifically in your area, please contact our friendly and knowledgable teams for a more detailed insight with free, no obligation advice.

The current minimum energy standard for private rental homes is an E rating. The proposal seeks to change this to a minimum of band C from 2028 for new tenancies and 2030 for existing tenancies. There are some exemptions and spending caps being consulted on so now is the time to have your say.

As the Renters Rights Bill passes rapidly through parliament amendments are being made to the original proposal. Most notably, to the ability to charge upfront rent and regaining possession on student tenancies. How will these changes impact landlords and tenants in the future?

Portals report buyer demand is up by 14% in 2025, interest rates have stabilised, the days are lengthening, temperatures are rising and the UK property market traditionally sees a surge in activity during the spring months. So is now a good time to start marketing your property if you know you are looking to move in 2025?

Our fall through rates were almost 23% lower than the industry average in 2024, but how do we do it?
