The Canterbury Lettings team have once again started as they mean to go on by letting 2/3 of our entire student property portfolio within the first month of going live.

We promise it's not a typo and you have read it right! These are properties marketed for the September 2025 - Summer 2026 university student academic year. We know it seems slightly ludicrous that students who started their courses in September 2024 already need to decide who their house mates will be for the next student year. Moreover, students already living in those properties need to decide if they might like to renew for the next year before we are due to start marketing.

The reality is, students start looking earlier and earlier each year to get their pick of the best student properties in the most convenient location for Uni and town. Across the whole market, some properties are also maintained to a higher standard than others which naturally attracts a greater interest from students looking for their next home from home.

Implementation could be as early as Spring 2025 for some elements. The Renters' Rights Bill passed the Third Reading and Report Stage in the House of Commons on 14th January 2025 and the First in the House of Lords' on 15th January. The Second Reading takes place on 4th February 2025.

The current minimum energy standard for private rental homes is an E rating. The proposal seeks to change this to a minimum of band C from 2028 for new tenancies and 2030 for existing tenancies. There are some exemptions and spending caps being consulted on so now is the time to have your say.

As the Renters Rights Bill passes rapidly through parliament amendments are being made to the original proposal. Most notably, to the ability to charge upfront rent and regaining possession on student tenancies. How will these changes impact landlords and tenants in the future?
