Block Management AGM's

Block Management AGM's

The dawn of the 'New Age' Block Management AGMs

Part of our duties for leasehold properties under our block management service is to arrange annual general meetings (AGMs) for the members of the management company. Our AGM’s have long been held the usual way where everyone tries to attend together in person for a meeting chaired by us as agent. Like most businesses, we strive to uphold our communication with stakeholders, and give them the opportunity to vote on company issues together.

AGMs are one of the only times we all come together to discuss moving forward, and a well attended AGM meeting ensures we head in the right direction for all our members.

Over the last few years however, we have seen a change in the way people prefer to communicate and so we sought to fix the problem with a very virtual solution.

AGMs – the virtual way

Everybody seemed to quickly adjust to remote technology during the pandemic. We understood the true value of clicking on a link and entering a virtual room filled with people, and we'll be honest, it was nice to see peoples’ faces when otherwise stuck in our homes for long periods of time.

So, we transferred our AGMs online. This remote conferencing meant we could engage fully with everyone, even those who were trapped at home, or stuck abroad. People can still send comments ahead of the meeting and voice opinions in the same way. We can send a recording to anyone unable to attend. We were able to maintain relationships, build consensus and make sure our members’ homes were looked after, despite not being allowed to visit. We felt that sense of isolation from all corners of the world, but there was one way we could unite the people we care about, and that was to log in, and be together.

Responsive innovation – a hybrid solution

Taking our AGMs online meant we could be responsive in real time. We saw it as a great way to adapt to the market and its ever-changing patterns and whilst many people could have been uncertain of entering this new way of working, we embraced the change.

There are multiple landlords and owners who we interact with, who travel overseas or work remotely, so to know we are catering to their needs brings us closer together and gives us the ability to truly listen, include everyone and exchange ideas.

Incorporating remote participation into any AGM we run has allowed people a voice, from wherever they may be.

If you own rental property in your personal name, this is your reminder. Making tax digital for income tax has been on the horizon for some time, yet many private landlords are still unclear on what it will mean in practice. With implementation dates now confirmed and thresholds set, this is the point where preparation needs to turn into action.
