Building five executive homes in Challock, Kent. Sold by Sandersons UK

Case study: Leavey Developments built 'The Firs', an exclusive development of five executive homes. All of the homes were marketed and sold by Sandersons UK along with a final building plot.

The Firs is ideally situated on the A251 in the popular village of Challock, equidistant between Canterbury, Faversham & Ashford in Kent. The field alongside the main road and family home had been in the family for over 30 years so they explored the opportunity of developing it into executive homes when the restrictions for building in the village were lifted. They felt the new homes would enjoy the area for the same reasons they do with surrounding countryside views, woodland, a good local school, pub and village shop.

They worked incredibly hard alongside their architect to maximise the plot and design the homes to a high specification to be proud of, which they have most certainly achieved. Sandersons UK were appointed as sole selling agent with Hayley Leavey commenting:

".We chose Sandersons because we felt they were friendly, knowledgable and an agent we could trust. From the get go we were confident with their marketing, they erected hoarding outside the site and were really big on social media so we had a full open day & sold one of the units from the open day alone."

The skill and attention to detail Sandersons UK bring to property marketing was fully demonstrated at this development. An example is given in the video of the property not being quite ready for photographs and still mid-build both internally and externally. But that doesn't delay us launching a property...we have the in-house expertise to make it look like it is finished and showcase the finished specification even if it is not quite there.

Sandersons UK sold all 5 executive homes ranging from £775,000 to £900,000, along with a final plot of land with planning permission for a 4/5 bed home with detached garage we sold for £340,000. The sale was pending when the video was produced but completed shortly after.

"We needed to sell the houses quickly as we had a lot riding on it. Sandersons were there every step of the way. That is why I would always use Sandersons in the future because they didn't let us down. We did as a company have a lot of challenges and there wasn't one single person I could fault in the process."

If you own rental property in your personal name, this is your reminder. Making tax digital for income tax has been on the horizon for some time, yet many private landlords are still unclear on what it will mean in practice. With implementation dates now confirmed and thresholds set, this is the point where preparation needs to turn into action.

Spring is one of the most popular times of year to sell your home. Longer days, brighter light and blooming gardens make properties look their best, while buyer activity naturally increases after winter. If you’re thinking about putting your home on the market this spring, a little preparation can go a long way.

Every estate agent promises it. Every valuation appointment includes it. And every seller and landlord has heard it so often that it becomes background noise. The phrase is simple: “We work in your best interests.” But what does that really look like in practice?
