Case Study: Barn Vue, Shadoxhurst

Almost seven months on the market, with two estate agents, but no buyer found. The house was beautiful, what did the previous agents do wrong to stop potential buyers from seeing this?

Originally a 1940s bungalow, the owners purchased the property and practically rebuilt it, transforming the property into a substantial, modern home finished to an exceptional standard. When the time came for the owners to sell, they initially chose an agent because they valued it the highest. Over the course of three months, they realised similar properties locally were going under offer, whilst they had no interest. This told them that the asking price was too high and they decided to change agent so they would benefit from appearing as a new listing on the portals.

The second agent suggested a more realistic price 10% lower than the previous agent, however their marketing failed to entice potential buyers. First impressions count, and their photograph of the front of the property did not do it justice. The house was backlit and there was a glare on the image so the house did not look appealing. They were also locked into a fixed term contract, so were forced to wait before they could change agent.

Disappointed and frustrated, they took a short break from trying to move. After seeing a property Sandersons sold locally they decided to instruct us to market their home. We transformed the presentation of the property, in contrast to the previous agents, we captured the front of the property from the fields to the front to highlight the beautiful surroundings.

Our approach generated six viewings, resulting in an offer being accepted seven weeks after launching the property. The sellers were finally able to enjoy life in their new home.
