Case Study: Stour Street, Canterbury

After experiencing first hand, the pain of being locked into a fixed term contract and unable to sell. The owner of this listed property within the city walls of Canterbury approached us to market their home.

The story

The owner of this property was enticed into using another agent because of the overly optimistic price they were told they could achieve. They didn't get much interest once their home was on the market, communication and proactivity was also poor. They also became frustrated as they were unable to change agent because they were locked into a fixed term contract. Once they were able to, they approached us to market their home. We transformed the marketing to highlight the character features of this historic Grade II Listed property. We also used a guide price to ensure that the property was seen by a wide audience to maximise interest. We agreed a sale one month after launching the property, throughout this time the owner received regular updates from us with the reassurance that they could change agents if they weren't satisfied with our service.

5* Vendor review

What was the difference?

Strategic pricing
Guide pricing allowed the property to be seen by a wider audience and increased interest levels.

High quality marketing
Far from your typical two bedroom property, this Grade II listed home was full of character, our photographer highlighted these with various detail shots. Due to the curved frontage of the property, many rooms had unusual shapes, our photographer knew where to position themselves to make the rooms look their best.

No fixed term contract
Our team kept the vendors informed every step of the way. The vendors could feel comfortable knowing that we were managing the sale competently.
