In April 2025, properties listed with our Canterbury branch had higher detail views (clicks from the search page through to a listing) than any other agent in the area. This is one of the most important stats for vendors when choosing an agent, as it is a reflection on the quality of the marketing to generate maximum interest and clicks...
Detail views
What are detail views?
Detail views compare which agents get the highest click through rates to their listings- for vendors it proves our marketing strategy results in more clicks to their property listing, which in turn will lead to more enquiries, more viewings, more offers and why we can always be confident we’ve helped our vendors achieve the best price possible in a reasonable timescale.
The Rightmove report below shows that from 1st - 30th April 2025, Sandersons UK achieved an average of 86.6 detail views per property per day based on the number of properties listed—well above the patch average of 49.6. This is a clear testament to the effectiveness of our marketing strategies.
What does this mean for vendors?
Property detail views are one of the most important metrics when evaluating the performance of an estate agent. Why? Because more detail views lead to:
- More enquiries: The more people who are interested, the better your chances of finding the right buyer. You don't want the ideal buyer to dismiss your property and not click through just because it has been poorly presented in the marketing.
- More viewings: Generating more enquiries results in more viewings from interested buyers which is critical to generating competitive offers.
- More offers: A higher number of offers gives you more choice and negotiation power.
At Sandersons UK, we take a very considered and strategic approach to marketing every property we list. Our methods are proven to work time and time again, enabling us to deliver exceptional results for our clients. Our team has successfully sold properties where other agents have struggled, all thanks to our fresh and innovative approach to marketing. Whether it’s leveraging the latest tools or crafting a tailored strategy, we go above and beyond to ensure every property gets the attention it deserves.
How to achieve the best price for your property
At the heart of our approach is a commitment to helping our vendors achieve the best possible price for their property in a reasonable timeframe. By achieving more detail views than any other agent in the area, we create the opportunities that lead to successful sales.
Price reduction statistics
When it comes to selling your property, choosing the right estate agent is one of the most important decisions you'll make. While all agents claim to have your best interests at heart, this is not always the reality. One common tactic employed by some agents is overvaluing a property to win your instruction. This may sound appealing initially, but it often leads to a frustrating experience for the seller.
Many vendors are lured by an inflated valuation, only to find themselves tied into lengthy, fixed-term contracts with an agent who cannot deliver on their promises. If the property doesn't sell, the agent may push for a price reduction to attract buyers. By then, you’re left with little choice but to comply, as switching agents would mean waiting out the contract—often with an additional one-month notice period. At this point, some agents suddenly spring into action, rushing to appear proactive in an effort to retain the listing.
Sandersons have no fixed contract tie in, so we don't need to over value your property to win an instruction and can act in our clients best interests at all times. The pricing is a critical part of the overall marketing strategy.
What do the Rightmove stats show about price reductions?
Sandersons stands out from the competition with the lowest percentage of price reductions among all agents in the area. Our track record shows that just 6.8% of our properties have required price reductions, compared to competitors whose reduction rates frequently exceed 12-14% of their listings.
Moreover, the average reduction across our listings is only 5.4%, when most exceed 6.5%. Again demonstrating that we price sensibly and competitively from the outset. We don't need to overvalue potential listings just to win an instruction. Clients choose us for our integrity, honesty and proven marketing strategy.
Our job is to give best advice on the pricing strategy we think will result in best results. We will however always take instruction from our clients on how they want their property priced. If you want to advertise higher than we suggest we will do that for you.
The importance of launching at the correct price
An overvalued property may attract fewer buyers, sit on the market for longer, and ultimately require price reductions that damage its momentum and perceived value. Conversely, a realistic valuation ensures your property is seen by the right buyers at the right time, maximising its chances of selling quickly and for the best possible price.
The hidden costs of overvaluation
It’s worth reflecting on the hidden costs of overvaluation. Not only can it delay your sale, but it can also lead to missed opportunities with the right buyer. A property that lingers on the market risks becoming “stale,” as buyers begin to wonder why it hasn’t sold. Additionally, frequent price drops can create the perception that there’s something wrong with the property, discouraging interest even further.
The agent of choice
At Sandersons, our pricing strategy uses local market knowledge and comparable data. This is not guesswork—it’s a deliberate approach designed to set you up for success from day one with a realistic pricing strategy combined with a considered marketing strategy to generate maximum click throughs, as demonstrated above.
