After six months failing to sell with a ‘big' estate agent, what happened when Sandersons took over?
The allure of a popular estate agent can be too tempting for potential sellers. However, sellers quickly realise they are trapped in long, fixed term contracts and unable to change agents.
The Foreland is a highly desirable cul-de-sac just 0.5 miles from the vibrant centre of Canterbury. It is in a prime position for well regarded schools (Simon Langton Grammar School is 0.2 miles away), with Kent & Canterbury hospital and Kent Cricket Ground both under half a mile away. The garden is one of the standout features at this property with its south westerly aspect and far-reaching countryside views.
It is easy to see the appeal of using a 'big' estate agent, sellers see their boards around town and they make bold claims of having X number of sellers looking for homes just like theirs. Sellers are drawn in by this prospect and get locked into a lengthy fixed term contract. Even with poor marketing and service, they are forced to wait until the contract term ends before they can change agent. If interest levels are low they are usually pressured to drop the price, and a failure to do so usually results in them being forgotten about.
After six months struggling with their previous agent, the owners made the switch to Sandersons UK. We completely reimagined the way this home was presented. We used elevated exterior photography and opened the French doors at the rear in our interior images to show off the beautiful surroundings. The previous agent made the home look tired and cluttered, but with changes to the angles, staging and lighting our photographer made the home feel modern and spacious, a much better representation of the reality of the property.
The other agent marketed this property with offers in excess of £600,000, Sandersons used a guide price of £600,000 - £625,000. We had 6 viewings, and achieved a sale price of £610,000 in just 21 days.
