How important is it that you complete your sale or purchase quickly?

With activity levels exceeding those seen pre lockdown, and more and more buyers and vendors looking to take advantage of the current stamp duty holiday, are you doing all you can to make sure you don't miss out?

Never has there been a more important time to have your house in order when it comes to being ready to sell your home or buy a new one. The best buyers and the most motivated sellers are the ones who understand that. To be deemed an attractive buyer or a motivated seller, you need to have a strategy to allow you to complete the transaction in the correct way.

Sellers and buyers who already have a conveyancer instructed and have completed the initial paperwork prior to a sale being agreed are giving positive signals to both the agent and the other parties involved. They are essentially saying ‘I’m here to sell / buy and my conveyancer is ready to start the ball rolling with your conveyancer as soon as we can agree an offer’.

By being 'Sale Ready', your conveyancer will be in a position to act quickly and we have found that this can save 2 weeks of down time in the initial stages, after an offer has been agreed, because the relevant paperwork has already been completed. Not only this, but we have found that by getting 'Sale Ready', the fall through rates drop below the industry average of just over 30%.

We would recommend getting 'Sale Ready' whichever conveyancer you decide to go with, but if you would like us to provide you with a quote to give you an idea on expected costs, please click here. At Sandersons, we have several solicitors on hand and ready to help you, all of whom we have fantastic working relationships with and can highly recommend.

On 8 September 2025, the House of Commons considered amendments made by the House of Lords, marking the beginning of what's known as the "ping pong" phase - where both Houses sift through each others final amendments for agreement on the final text. This is a critical juncture in its parliamentary journey as we enter the final stages.
