The property market across the villages surrounding Canterbury continues to show a mix of strong buyer demand, steady supply, and interesting variations in completion levels over the past 12 months. Our research shows some interesting trends. To not skew results, we have excluded new build properties.

With 58 sales completed this year, Sturry remains a popular area for families that want to be close to Canterbury but still enjoy village life. The mainline train station has direct links to Canterbury West station and the high-speed line to London St Pancras. Sturry primary school has been rated as outstanding by Ofsted, so young families looking for a top primary school are well catered for here.
With 51 sales completed this year, Chartham is also a popular option. Located on the Great Stour river and surrounded by beautiful countryside, it is a village that feels rural despite being just four miles west of the city centre. It is served by a village hall, two doctor’s surgeries, four village shops, two post offices, two community centres, two pubs, a 16th century church and a primary school.
Boughton-under-Blean is another village showing high levels of activity this year, this area is popular with first time buyers as properties tend to be a little more affordable than its neighbours of Canterbury and Faversham. The average price of a terraced house here in 2025 is £284,100, compared to £342,151 in Faversham and £334,834 in Canterbury.

All the above areas are showing strong buyer demand, often with just a few properties available in the village. This is also evidenced by high percentages of properties sold (STC) and completions. Old Wives Lees is a standout here with just two properties for sale, but nine properties sold this year.

Our village with the worst for sale properties to sold ratio is Bekesbourne. It is an area dominated by larger properties with fewer developments, and therefore demands a higher average asking price. Houses here sold for an average of £497,500, compared to the average price in Canterbury of £359,230. As a rule of thumb, more affordable housing is more popular so explains why it shows less activity than other villages near Canterbury.
