New homes case study

In 2019 Sandersons UK were appointed by Canterbury City Council as the sole selling agent for the new Kingfisher Close Development, adjacent to Kingsmead Fields in the city centre. Read on to find out how the launch went in June 2022.

Selling new homes requires a different approach and marketing strategy. Although we only launched the properties online from June 2022, we actually started marketing and raising awareness over a year in advance.  


How did we do it?

Our in house marketing team promoted the site and upcoming launch of the development across social media and to prospective buyers on our own database - they heard about it first. Our new homes team and local branches were also busy communicating with buyers and raising awareness of the upcoming development. We shared blogs and articles about the development inviting people to register their interest in the development via our bespoke form. We ran social media campaigns and adverts to raise awareness and generate registrations.

We organised site hoardings and created a specific Kingfisher Close development microsite with relevant SEO enabled so it then came up at the top of an organic Google Search for that site. The microsite held important information about the development, location, build specification, availability, price lists, launch and links to register with us, again via our specific form. 

We generated an audience of 151 buyers registered and interested in updates on this development before we even officially launched. We kept in touch with this audience to ensure they were the first to receive updates on the launch and secure an appointment on the first open day.


Launching online

Before even launching the site online on 26th May 2022, knowing we had created a high demand, we had already received an offer for one of the units for in excess of the developers asking price from a buyer already registered with us. 
We launched 11 properties available for sale online (there are 16 on the site in total) to our database and social media, which added another 63 to our audience, making it a total 214). Anyone registered with us will always hear first about new listings before they go live on the portals, OnTheMarket, Rightmove & Zoopla. 

Open day launch

We booked 25 viewings in advance of our first two open days which took place on 18th and 24th June and had additional walk-ins on the day from our site advertising. By the 21st June, just after the first open day, we had received 12 offers with several more still under negotiation.
