Secrets to Selling your Home in Winter

Secrets to Selling your Home in Winter

How to use those cold days and quieter market to your advantage.

It is often thought that the optimum time to sell your home is in the Spring. Although it is not often clear why this is. Perhaps it is because gardens look nice with spring bulbs and buds of leaves on the trees? Or maybe it is because the dark nights are starting to subside, and the extra few hours of daylight cheer everyone up? Either way, it is a long-held belief that you should wait until Spring if you want to sell your home.

However that doesn't have to be the case, winter can be an excellent time to market your home. There are many opportunities to showcase how cosy and inviting your home can be. After battling the elements to get to the viewing appointment, what could be more welcoming to your viewers than a lovely warm inviting property and a roaring fire?

Imagine being on a long winter walk, and you step inside the village pub for some lunch. The lit fire draws you in and welcomes you. Creating that cosy feeling during the winter months can absolutely seal the deal. Seasonal floral displays of ferns and eucalyptus with various shades of calming, luscious greens.

Perhaps you have underfloor heating? When your viewers come, and they shed their coats, hats and scarves, they will remove their footwear too. Then place their chilly stockinged toes onto the gently warming floor. Heavenly!

Let's be honest, in the UK we spend about 80% of the year in bad weather of some kind. If you are waiting for sunny days to market your home, you could be waiting a long time!

And if all property sellers are waiting until Spring to market their home, what will the buyers view if they need to buy in November or are searching from Boxing day through to January which is the busiest time of year on the portals?

There may be less competition in the market for you if you choose the winter months to sell your home. You may even get a higher offer!

Of course, it is much nicer to be out and about viewing properties when the weather is warm and dry without battling the elements. But unfortunately, life doesn't always allow for this level of specific timing.

So, try to make the most of it. Showcase how your lovely home can be a sanctuary away from the stormy inclement weather.
