Here is what you don’t see as it is in the agent login of the UK’s largest property portal, Rightmove. We will talk you through what these statistics mean and how they impact your choice of agent if you are looking to move.
Available stock
This tells us how many properties we have for sale in comparison to other agents. The number fluctuates as our sales agreed figures increase as the amount of stock we have reduces.
We don’t want to be number 1 on this list and wouldn’t suggest you choose the agent that is- if we were, we would be too busy to focus the time, dedication and attention that we not only promise, but know is required. You need an agent that has the scope for giving time at accompanied viewings, preparing quality marketing, offer negotiations, applicant qualification, sales progression etc. Having very little stock and being near the bottom of the list would make you wonder what that agent isn’t doing. We maintain our stock at a level that is manageable to us to ensure our service is consistently exceptional, personable, we build long term relationships, people recommend us and come back to us. This level of customer service is reflected in our

New listings

Sales agreed
When an offer is accepted by the vendor and a Memorandum of Sale (MOS) is issued to the solicitors, the property is marked as under offer on the portals. It is our role as an agent to achieve the best possible price for the property from the most proceedable buyer. We generate maximum interest in the property and negotiate between parties to secure an acceptable offer and qualify the buyers to ensure they are in a position to result in a successful exchange and completion.
For the past 4 years our conversion rate (sale agreed that results in exchange & completion) is between 83% and 87%. This is over 20% higher than the industry average!! What people often forget is that the majority of work for an estate agent actually comes after the sale is agreed to ensure it results in a successful exchange within the expected timeframe. This is only achievable with a dedicated, in-house sales progression team to drive the sale forwards, coordinate professional partners and keep all parties informed.
Properly detail views
The properties with the best marketing attract the highest number of clicks from the main search listings through to the full property details. This results in a higher volume of enquiries. If your property is poorly presented with low quality, poorly framed and angled images it will not generate the same level of interest and click through rates. Properties with a video tour available (as ours are) are marked with a small banner on the detail view which also encourages click throughs. The first impression is critical and if the agent doesn’t get it right, the same people who may have otherwise been interested (if it was presented differently) may dismiss it.
