After three months on the market with a premium corporate agent, the owners were left feeling disappointed with their performance. A friend suggested using Sandersons, what could we do do achieve a sale for the vendors?

The story

Originally a stone-built cottage dating back to the 1800’s, this spacious property has undergone extensive work in recent years with the renovation of the cottage and the addition of a well-planned extension.

The owners initially marketed their property with Knight Frank, from the start the owners felt that the photographs didn’t do the property justice, and their lack of local knowledge meant the lifestyle wasn’t properly promoted.

Disappointed and frustrated after three months and no interest, the owners decided they needed a change. They decided to switch to Sandersons after a recommendation from a friend that sold with us. We transformed the marketing of the property and achieved a sale just over a month after launching the property.

What was the difference?


Photography
Winter is considered a less desirable time of year to market a property. Despite this, our photographer transformed the visual presentation to highlight the beautiful location and modern interiors.

Local knowledge
Our extensive knowledge of the local area allowed us to highlight nearby walks and the best restaurants in our marketing and on viewings. Selling the lifestyle of living at a property like this is just as important as the property itself.

Strategic pricing
Guide pricing allowed the property to be seen by a wider audience leading to increased levels of interest.
