Marketing with three agents at once is not something we recommend, the seller of this property was motivated but had been misled by other agents. Could we do anything differently to the other three agents?

Warren cottage was a bungalow in need of complete renovation. The owner purchased the property and spent a year completley transformed it, adding an extension and second storey. Unfortunately work commitments meant that the family had to move shortly after completing the renovation. They initially instructed the agent with the highest valuation but recieved no interest. Over the course of eight months, they instructed a further two agents, a total of three agents marketing it at once. There was no strategy in place and despite instructing three agents, they attracted little interest.

The vendor approached us to discuss marketing a plot of land, but discussions led to us marketing their family home too. We discourage marketing with multiple agents, as we believe it dilutes the impact of our marketing and our pricing strategy. The owner agreed to dis-instruct the other three agents and switch to Sandersons. Our marketing showed the property in its best light and reflected the quality of the finish. Our team instantly got to work ensuring potential buyers were aware of the property and arranging viewings with appropriate, serious buyers. Four weeks after launching the property the vendor accepted an offer in the guide price.
