With “sweater weather” now truly upon us, the age-old debate of when to turn the heating on will currently be the hot topic of many households. Some homeowners who might not be turning up the thermostats quite yet are those that live in newly built properties. As well as fitting brand new heating systems, housing developers also look at how they can reduce our carbon footprint, so homes are being designed to be more and more energy efficient.

In line with current building regulations, houses are all air tested before occupation to ensure there is minimum leakage. This, along with argon-filled double glazed windows and patio doors, ensures that draughts are virtually non-existent so there is little heat escaping unnecessarily. In addition, a minimum of 400mm insulation is added in loft spaces for eco-thermal benefits. New build homes’ external and party walls are equally constructed using enhanced eco-insulation resulting in heat-loss prevention six-times more efficient than a property build in the 1960s.

Extra features that can be found in many new build specifications include underfloor heating which creates an even distribution of heat around the home instead of hot spots created by radiators. Meanwhile, if one of your household feels the cold more than others, individual thermostats in different rooms help sustain the perfect temperature throughout the home.

With a vast collection of properties throughout Kent, the team at Sandersons are available to discuss the many benefits of moving to a new-build home.
