Demand for property remains high despite interest rates and media speculations so we anticipate this year to follow the same trend.

Christmas has an overwhelming talent for creeping up on us year after year. Most people are dazzled by the gorgeous shop windows and high street lights, and whilst they are indeed beautiful, we are preparing for the surge of interest between Christmas and New Year.

Yes – the Christmas to New Year surge really does exist, and each year we see more and more interest developing during those days of calm and contemplation.

Why is there a Christmas to New Year surge of interest?

As the end of one year approaches, it is common to start thinking ahead to the next. Dreams, ambitions and wishes are put into place, and often that can include moving house.

Last year, Rightmove saw a 231% increase in traffic between Christmas Day and January 2nd, with December 30th being the month's busiest day.

Whilst people may not be out physically viewing properties during these festive days, the online interest shows that people are looking to make a change in their lives, with property being high on their list.

From our experience, we know customers love to get Christmas out the way before they take the plunge and think about selling or buying. By the time the shops are shut for the big day, a collective sigh of relief is released as the focus shifts to what comes next in the lives of those seeking change.

Families are also all home together, with couples having the time to discuss those important plans for the next chapter of their lives, and it motivates the search of properties.

Why do I need to prepare now?

Our advice to anybody thinking about putting their home on the market after the festive period would be to plan ahead.

Amongst the preparations, it is a great idea to put your thoughts into actions and think about having your home photographed early. This doesn't mean your property will go on the market straight away – in fact – we wait for you to inform us when the time is right. It simply means the launch of your house sale happens when the stress of Christmas has passed, and you have the time to start the year off as you wish.

Christmas can create enough stress as it is, so to take the pressure off, having your house ready to go in the New Year is the best way to ease your worries over those important December days and know that those initial steps have been taken care of.

January is also a great time to put your house on the market because it is that time of year where there will be more for buyers to choose from and less demand for sellers over that period.
