The team at Sandersons UK are delighted to have been shortlisted for the Negotiator Awards 2021 in the Land & New Homes category. This area of our business has grown significantly over recent years and we are delighted to receive recognition for the specialist work that we do.

What do we do?
We offer a full and tailored service from sourcing land, appraisals, valuing sites, giving advice on layouts, designs, spec, home staging, off plan selling, signage, marketing, professional photography, videos, drone footage, launch events, Help to Buy, both equity loan and shared ownership. We see the whole process through from site conception to sale completion and add value at every point.

Who are our clients?
Our clients range from a solo self-builder, to a partnership team building 1-5 homes to global developers building up to 230 units. The type of property ranges from studio and one bedroom apartments in town centres, to townhouses, to large detached family homes in rural locations with land, equestrian and other sporting facilities. We have also worked with clients on self-build plots at the same development site seeking our involvement to help sell the completed unit off plan.

Our land team use specialist tools and network locally to find new opportunities for our clients. Whoever the client is we offer a bespoke and individual service to each of them. The majority of our clients are SME's. We feel that this type of developer is fundamental in building high quality properties within the new homes marketplace. They are also integral to reversing the shortage of new homes but can often not get the recognition they deserve. They tend to focus on developing a more unique and striking style of property with a more individual finish that buyers find appealing. We enjoy working with developers who are equally as passionate about modern architecture, sustainability, environmental considerations and deliver a quality of finish built to last. We understand the process of buying a property can be extremely stressful so we put tools in place to guide people through what can be expected at each stage with guide timescales. We are personable, informative and focus on exceptional customer service, which is reflected in our testimonials.

Affordable homes
We are also proud to represent a number of Housing Associations. Affordable Homes are a fundamental part of the property market and provide a step up onto the property ladder for people who may not have otherwise been eligible. We have successfully marketed and sold entire developments of up to 80 units and been asked to do the same at their next sites. We understand that Shared Ownership requires a different approach to other new homes sales. As a result, we have a dedicated team of specialists who deal with all Shared Ownership contracts for them to give advice and guidance on purchasing this type of property. They are conversed in introducing and promoting the scheme to people who perhaps hadn’t realised their eligibility and support applicants through the whole purchase of their property. We proactively promote the shared ownership scheme through our marketing. Throughout 2020, during the peak of Covid we sold over 90 shared ownership properties and as it stands for 2021 we will have sold over 145 properties.

Big change is on the horizon for 2025 in the private rental sector which accounts for 20% of UK housing. The Labour government are pushing their Renters Rights Bill through parliament with a view to implementing key changes from Summer 2024.

The "State of the Lettings Industry Report 2024" by Goodlord found that many landlords are concerned about the impending Renters' Rights Bill and the impact the abolishment of Section 21 notices and immediate transition to periodic terms for all tenancies could mean for their investment.
