New Lets with Kay & Nancy

Join Nancy & Kay as they discuss the importance of the New Lets team along with all the key steps that take place when a new tenancy is agreed.

Nancy and Kay have worked together for 10 years, together they make up our New Lets team. From 30+ years in lettings, we recognise how much the experience at this point can have a bearing on the success of the tenancy. A huge amount of work takes place behind the scenes after a let has been negotiated to progress references, problem solve and liaise with property management to ensure properties are ready (for managed properties). The most critical element, however is ensuring all compliance checks have been met and correctly issued with legal tenancy documentation (contracts, deeds of guarantee etc) in place. At renewal, they work with the lettings team to review the rental amounts and draw up new contracts accordingly.

The team have an extensive knowledge of lettings legislation and have built strong relationships with our tenants and landlords. They receive regular recognition for the value they bring to the move in process via our Google Reviews and are renowned for their efficiency and attention to detail.

If you are looking to rent your own property or as a tenant, choosing a property to rent, check that the agent has a dedicated team to oversee this part of the process. Many landlords come to us as they've been disappointed when other agents leave this element to the negotiator who conducted the viewings and isn't necessarily experienced enough to oversee the complexities of contracts or available in the office to respond promptly to updates and progress the move forward as efficiently.

If you own rental property in your personal name, this is your reminder. Making tax digital for income tax has been on the horizon for some time, yet many private landlords are still unclear on what it will mean in practice. With implementation dates now confirmed and thresholds set, this is the point where preparation needs to turn into action.

Here's our monthly round up of our favourite properties to come to the market in February.

Almost seven months on the market, with two estate agents, but no buyer found. The house was beautiful, what did the previous agents do wrong to stop potential buyers from seeing this?
