Ten months, two estate agents, zero offers. Could our approach be the one needed to secure a sale?
Sometimes it takes seeing the difference we bring compared to other agents to understand the benefits of our methods. As we demonstrated for our client at this property in Hamstreet, Kent.
Nestled within a tranquil and rural landscape between the charming villages of Hamstreet and Ruckinge, The Grange presents an unparalleled opportunity for those seeking space, versatility, and seclusion. This impressive property extends to just over 8,000 square feet of accommodation, including a triple garage, a self contained one bedroom annexe, and a large workshop, providing exceptional flexibility for a variety of lifestyle or business uses.
The vendor of this property had sold through another local agent previously and felt an obligation to be loyal to them so initially instructed them to market their property. The property was on the market for almost eight months with little interest. The vendor noted that their approach felt dated and explored options for an alternative agent.
They then launched the property with an agent in Cranbrook with the same result. After another two months of failure, a property for sale with Sandersons caught the eye of the vendor and they approached us to discuss marketing their property. After two occasions of the property being poorly presented, they could appreciate the benefits that marketing their property with us would bring.
Externally our photographer highlighted the amazing location, along with the large plot. Internally, they combined wide views of rooms with more considered angles and well balanced natural lighting. We launched the property with our phased marketing strategy to maximise exposure of the property across the portals and social media. Previous agents listed the property at £1.15m, we utilised a guide price of £1m - £1.15m. The reason for this is so that anyone searching up to £1m would still see the property on the portals. Within eight days of launching the property we had two high quality viewings, three days later we agreed a sale towards the top of the guide price of £1,075,000.
