The vendor of this property had sold through another local agent previously and felt an obligation to be loyal to them so initially instructed them to market their property. The property was on the market for almost eight months with little interest. The vendor noted that their approach felt dated and explored options for an alternative agent.

They then launched the property with an agent in Cranbrook with the same result. After another two months of failure, a property for sale with Sandersons caught the eye of the vendor and they approached us to discuss marketing their property. We launched the property with our phased marketing strategy to maximise exposure of the property across the portals and social media. Previous agents listed the property at £1.15m, we utilised a guide price of £1m - £1.15m. The reason for this is so that anyone searching up to £1m would still see the property on the portals. Our team also proactively contacted matched buyers from our extensive database to further help ensure potential buyers were aware of the listing. Within eight days of launching the property we had two high quality viewings, three days later we agreed a sale towards the top of the guide price of £1,075,000.
