Regardless of whether you have sold a property before or not, you may still have some questions about the process and what is involved. 

The first stage tends to be a valuation on your property to help you identify what your property could be worth to help you plan an onward purchase. We have put together a list of some of the common questions we are asked, which may alleviate any queries or concerns you may have. 


Do I have to pay for an estate agent valuation/market appraisal?
Most agents should be able to provide you with an approximate valuation based on the current market free of charge. They should use a combination of local market knowledge, information from their own database around demand and comparable price property reports to give you a realistic recommendation.

Is it worth doing an instant online valuation?
It is a good place to start to give you a rough idea. However, they aren't always accurate as they are based on computer algorithms of sold prices of similar size properties in your area so they are many other factors they don't take into account. 


Does an agent have to come to my property for a valuation?
Most agents prefer a home visit as it is easier to provide a more accurate valuation. They also want an opportunity to talk to you in person about their service which is important for you to do if you are at the stage of choosing an agent.

Should I wait to find a property to buy before listing mine for sale?
In a market where demand is high, you need to make sure your offer is accepted (even if it isn't the highest) because you are the most proceedable. The vendor is more likely to choose buyers already on the market, chain free or sold STC over someone not yet on the market.

Should I be wary of estate agent contracts?
Every agent will have different terms so check them carefully before committing, particularly the length of the contract. 12-16 weeks may not seem like a long time but it is if the agent stops being proactive, the marketing is poor and enquiries dry up but you have nowhere to go as you are tied in.

How much are estate agents fees?
They can vary hugely as every agent will offer a differnt calibre of service. Think about what is important to you - Is it the cheapest fee but perhaps higher stress as they need more chasing, marketing isn't quite as good as others and lack of progression to drive a sale through once an offer is accepted. Or are you happy to pay a bit more for the value they bring with higher quality marketing, perhaps able to achieve you a higher price as a result and dedicated progression to drive the sale forward to completion? When comparing fees, make sure you compare like for like services.
