Renters Rights Bill impact on landlords & tenants l Let's Talk with Robin & Pippa
Big change is on the horizon for 2025 in the private rental sector which accounts for 20% of UK housing. The Labour government are pushing their Renters Rights Bill through parliament with a view to implementing key changes from Summer 2024.
In this video, Pippa Scott-Haynes and Robin Cowley from our Senior Leadership team take a moment out the office to discuss the new legislation, namely abolishing section 21 notices for terminating a tenancy, mandatory periodic (month to month) tenancies with no fixed terms and tighter rules around rent increases. Both with a wealth of lettings and property management experience, they share their views on the impact the Bill could have on landlords and tenants if elements are passed through in their current state without further consideration. The Bill is still in the Committee Stage with evidence and amendments, but there are so many factors to take into account if the Government want the changes to address the issues they intend it to.

Our next blog was shared when the Bill passed the second reading through the House of Commons in October looking at the impact of all tenancies becoming periodic from the outset, including existing tenancies.
There are more changes covered under the act that they didn't even have time to discuss, such as pets, discrimination, rent bidding and much more.
